Step 1:

Select Your Plan and Payment

  • Click the “List My Property” button at the bottom of this page to get started.
  • Choose the Illinois FSBO Flat Fee MLS Kit that best suits your needs.
  • Customize your package by adding optional A La Carte items that align with your preferences and budget.

Step 2:

Download and Complete Documents & Forms

  • Download the FSBO Flat Fee MLS Listing Kit that matches your Property Type:
    • Vacant Land
    • Single Family Detached
    • Condo / Townhomes Attached
    • 2-4 Unit / Multi Family Detached
  • Complete the Listing Packet to the best of your ability. (Note: Some fields may not apply, but the more details you provide, the better.)
  • Save the completed-fillable PDF documents to your computer or mobile device.
  • Do NOT pre-sign the Listing Packet. Instead, after email the unsigned forms to newlisting@fsboflatfeehq.com.
  • We will return the forms to you via a DocuSign email for you to sign with an electronic signature, ensuring all initials and signatures are correctly placed.

Step 3:

Email Photos

For D.I.Y. Kits only: 
  • Email photos to photos@fsboflatfeehq.com
  • For best image quality, photos should be JPEG format, 1920 x 1080 pixels in size
  • The first photos MUST be a front exterior photo uploaded with the file name “001”
  • Email remaining photos with numerical file names in the other you want them to appear in the MLS—002, 003, 004, etc.

Note for Signature and Concierge Kits, you are not required to email photos. The Professional Photographer will send all property photos directly to Northpoint Realty.

Property - Documentation

Listing Agreements

Now that you’ve placed your order to list your property with Northpoint Realty & Asset Management Company under its FSBO Flat Fee services program, your next steps are to (a) complete the Listing Agreement; (b) fill out the MLS Data Form; and (c) finalize the Property Disclosures. Please note that your home cannot be marketed on the MLS until these documents are completed, signed, and returned. 

Next, identify your property type by clicking on the corresponding image below. This will open a PDF file containing all the instructions and required documentation to move forward.
