Why A Flat Fee Model?

Many people are new to the idea of a flat fee brokerage, so here’s HOW IT WORKS. We provide the same professional services as a traditional brokerage—minus the in-person appointments—which lets us pass on the savings to you. Our streamlined, three-step process ensures a fast, convenient, and transparent experience from start to finish.

Step 1:

Order Your Kit

  • Choose Your Package
    Visit our website to select one of our three kits: DIY, Signature, or Concierge.
  • We’ll Connect With You
    A Realtor will personally call to introduce themselves, answer any questions, and guide you through the next steps.
  • Photos & Listing Agreement
    Depending on the package you choose, you’ll either send us your property photos or schedule a professional photoshoot. We’ll also send you our Exclusive Brokerage Agreement via DocuSign for easy electronic-signature—ensuring everything remains digital and organized.

Step 2:

Pricing & Listing

  • Pricing Analysis
    Our team conducts a Comparative Market Analysis (CMA) using over 20 years of experience in the Chicago Metropolitan Statistical Area (PMSA). We’ll suggest a listing price, but the final decision is always yours.
  • MLS Listing
    Once all of the paperwork is completed, we’ll list your property on the MLS—“the center of the real estate universe.” Under Illinois Minimum Service Law, we’ll also handle essential negotiations: receiving contracts, answering questions, and relaying offers.

Step 3

Negotiations & Closing

  • Negotiations
    We communicate with buyer agents and any unrepresented buyers, present all offers to you, and provide professional advice on your next best steps.
  • Contract & Attorney
    When you accept an offer, we send you the contract, including any disclosures via DocuSign for signature. If needed, we can connect you with our network of experienced real estate attorneys.
  • Inspections & Appraisal
    The buyer’s agent will schedule the home inspection. Any repair or credit requests are handled by your attorney. The buyer’s lender will then order an appraisal.
  • Closing
    We coordinate with all parties to schedule the closing and finalize the transaction. Thanks to our expertise and market knowledge, we help reduce stress and confusion—while aiming to secure the best sales price for your home.

Easy Sharing: Once listed, you can share your professional Realtor.com® listing on social media or email it to friends and family.

Visibility: Your property is syndicated and will appears on Zillow, Redfin, Trulie, Realtor.com®, Homes.com® and many other platforms at no additional cost.

Set Your Own Commission: Buyer agent commissions are fully negotiable—commonly 2%–3%, but you can choose to offer 0% if you prefer.

Direct Buyer Interaction:  Work directly with buyers to schedule showings and negotiate offers, backed by our professional assistance. Your name and contact details appear on the MLS for agents, or use our Professional ShowingTime Scheduling service. All buyer leads go to you!

Required Forms Provided:  We supply all necessary state disclosure forms, ensuring a compliant and hassle-free experience.

MRED MLS does not permit owners’ contact information to be shown publicly. However, all Realtors® will still have access to your contact details and showing instructions.
